Home maintenance isn’t usually at the top of my to-do list, but I recognize how important it is. Skipping or forgetting to take care of your home can result in even bigger costs later. Here are 5 home maintenance jobs you can’t afford to skip!

#1 – Cleaning Out Your Gutters

You’ll want to clean your gutters regularly. How often depends on the number of trees on your property. If your property doesn’t have a lot of foliage, twice a year should be sufficient. It is typically done at the beginning of fall and the beginning of spring. With large trees near your roof, you may need to do this several times during the fall. Signs of clogged gutters include poor water flow from your downspouts or gutters running over.

Why do I need to clean my gutters regularly?
Clogged gutters can damage your roof, or cause water to pool near your foundation.

#2 – Maintaining Your Furnace

You should replace your furnace filters regularly. It’s really one of the easiest home maintenance jobs on this list. Changing filters is especially important if you suffer from allergies or have indoor pets. You’ll want to take a look at these monthly. They should be changed as needed, usually every 1 to 3 months. Experts suggest to have your furnace inspected on an annual basis.

Why should I maintain my HVAC system?
A furnace can be expensive to repair or replace, so it’s a good idea to keep it running smoothly with regular maintenance.

#3 – Caulking Around Tubs and Showers

If the caulk around your tub or shower is damaged, you’ll want to repair it. Look for cracks, peeling edges and discoloration. If you’re handy you can try this yourself, but you may need professional help!

Why should I take care of my caulk?
Cracks in caulk can allow water to seep behind your tub. This can cause damage to walls or floors. It could even lead to mold growth.

#4 – Staining Your Deck

If you have a wooden deck, protecting it from the elements is important. Staining the deck should be part of a regular maintenance schedule. The frequency of this job varies greatly based on climate and type of stain used.

Why is staining my deck important?
When wood is exposed, it can become weathered more quickly. To get the maximum life span out of your deck, regular maintenance is key.

#5 – Repairing Dripping Faucets

Dripping faucets don’t seem like a big deal, but you’re letting money run right down the drain! Depending on the cause of the leak, you may need to replace a seal in your faucet or replace the entire faucet.

Why should I fix my leaking faucet?
Your utility bill will thank you! Even the smallest drip can add up to 100 or more gallons per year. You probably don’t realize how much water you’re wasting.

  1. Good list! We just moved into a new house and definitely have gutters at the top of our list. We also had issues with our heat and realized we just needed to change the filter. Thankful it was an easy fix.
